These terms govern your use of ownyourhome.co.nz, operated by Franklin Consulting Ltd ("we", "us"). If you do not accept them, please do not use the site.
1. This is not financial advice
The calculator and everything written on this site are provided for general information and budgeting purposes only. They do not constitute regulated financial advice within the meaning of the Financial Markets Conduct Act 2013, and nothing here takes account of your particular financial situation, goals or risk tolerance. We are not a bank, lender, mortgage broker, insurer, or licensed financial advice provider.
Before borrowing money to buy a house you should obtain advice from a licensed mortgage adviser, and confirm every figure with your lender and your solicitor.
2. Estimates, not quotes
All outputs are estimates produced from the numbers you enter and from simplifying assumptions described on our about and methodology page. In particular: interest rates shown are indicative and are not offers or quotes; repayments assume a table loan at a flat rate over the full term; and default cost figures are representative averages that may not apply to you or to the property you are considering.
A lender's serviceability assessment differs from this calculator in method and in outcome. Nothing on this site is a pre-approval, an indication of borrowing capacity, or a promise that credit will be available on any terms.
3. No warranty
We take reasonable care to keep the formulas correct and the default figures current, but we do not warrant that the site or its outputs are accurate, complete, current or error-free, or that the site will be available uninterrupted. The site is provided "as is".
4. Your responsibility
You are responsible for the accuracy of the figures you enter and for any decision you make. Garbage in, garbage out applies with real money attached: if you estimate your grocery spend from memory rather than from your bank statements, the result will be wrong in the direction that flatters you. Verify your own numbers.
5. Limitation of liability
To the maximum extent permitted by law, we exclude all liability for any loss or damage, including indirect or consequential loss, lost profits, or lost opportunity, arising from your use of, or reliance on, this site or its outputs. Where you are acquiring goods or services for the purposes of a business, the Consumer Guarantees Act 1993 does not apply. Nothing in these terms limits rights you have under New Zealand law that cannot lawfully be excluded.
6. Advertising and third-party links
This site carries third-party advertising, and links to external sources such as Auckland Council, Stats NZ and the Reserve Bank. We do not control, endorse or take responsibility for advertisements or for the content of any external site. An advertisement appearing here is not a recommendation of that product. See our privacy policy for how advertising cookies are handled.
7. Intellectual property
The design, written content and calculator implementation on this site are owned by Franklin Consulting Ltd. You may use the calculator freely for your own purposes, including for advising your own household, and you may quote or link to the site with attribution. You may not republish substantial portions of the content, or copy the calculator, without written permission.
8. Acceptable use
Do not attempt to interfere with the operation or security of the site, scrape it at a volume that degrades service for others, or use it in breach of any law.
9. Changes
We may update these terms, the calculator's default figures, or its features at any time. The current version is always the one on this page, with the date shown above.
10. Governing law
These terms are governed by the laws of New Zealand, and the New Zealand courts have non-exclusive jurisdiction over any dispute arising from them.
